How does it work?
An instruction to begin looking for a property begins by taking a detailed brief of the type, style, age, size, location and price of the desired property along with the preferred timeframe for acquisition. We also look to put in place client's financing arrangements at this point so that we can maximise your negotiating position and secure the property for the optimum price.
At this stage an initial fee of GBP500 is paid to retain our services. We get to work by visiting the area and working through our network of contacts. We will look to e-mail digital photos and short video clips to gauge your views on the sorts of property we locate in order to produce a shortlist for your eventual consideration.
We will also produce a report on areas that you are not familiar with which will include recent media articles (if there have been any), links to local newspaper websites and the like.
If you are returning to the UK we can arrange to meet you at a major airport and to visit the properties ahead of the detailed price negotiations. We undertake to negotiate the best possible purchase price on your behalf. The remainder of our fee is payable at this time, less the initial retainer.
Our fee for building smaller value portfolios is one
point 1.75% + vat of the contract price plus
refurbishment costs (minimum GBP500) where there is an intention to acquire 3 or more properties. For all other properties we charge 1.75% + vat with a minimum of GBP1,750.
Once acquired we can also arrange separately for the property to be cleaned, any minor repairs or refurbishment works to be carried out and for the property to be let and managed by a reputable local letting agent. Properties requiring more extensive refurbishment can also be sourced and building works arranged.
